First-Time Buyer? Here's What the ACIA Grant Could Mean for You

Your dream of homeownership in Atlantic City may be closer than you think.

It's a common feeling among aspiring homeowners: owning a home in a vibrant place like Atlantic City seems just out of reach. Many first-time buyers assume the upfront costs are simply too high. But what if there were a way to bridge that gap? The Atlantic County Improvement Authority (ACIA) homebuyer program is designed to offer real, tangible help, and it could make the Atlantic City market more accessible than you might imagine.

What the ACIA Grant Offers

The ACIA program can offer up to $30,000 in total assistance toward your home purchase. That includes:

  • Down payment assistance: up to 10% of the purchase price, with a maximum of $25,000.
  • Closing cost assistance: up to $5,000 to help cover essential closing expenses.

What makes it especially appealing is that it's structured as a deferred, 0% interest loan. There's no interest accrual, and the loan may be forgiven after 20 years as long as you keep the home as your primary residence.

A Worked Example

  • You could receive up to $22,000 in down payment assistance (10% of the $220,000 purchase price).
  • You could also receive up to $5,000 for closing costs.

In this scenario, total assistance could be as much as $27,000, significantly reducing the upfront cost of buying your home.
